Cal informed that residential inspections for real estate transactions in Texas require a licensed inspector from the Texas Real Estate Commission if the buyer or seller request an inspection. Cal feels that every home buyer or seller can benefit from the services offered by a home inspector. “Most people don’t have the background to understand all of the components that make up a home. Using a home inspector is really a great way to get an education on what you can expect when you buy a home,” he said.
According to Cal Jumper, a typical home inspection process involves a visual assessment of the foundation to determine whether it is functioning as intended. Other activities also include visual inspections of the roof, structural components, electrical system, plumbing system, HVAC system, porch or deck, attic ventilation and insulation, doors, windows, appliances transferring with the home and the home interior. In addition to standard home inspections, Cal also offers specialty inspections for new construction phase inspections, pools and spas, and lawn sprinkler systems.
