On a recent episode of Remarkable Radio with Mark Imperial, Ellen Williams, Real Estate Agent discussed The Growing Plainfield, IL Community for Buyers and Sellers.
According to Williams, Plainfield, IL is a growing community with new construction coming back.
Williams, said “…we’re seeing new construction coming back. We’re seeing the prices go back to where they once were. We had grown significantly in the early 2000s and then the economy changed and there were the foreclosures and the short sales. But a lot of that has already passed through, and now the economy is doing better and we’re seeing a lot more people move that are able to move”.
When host Mark Imperial asked what type of clients she serves Williams answered, “I do mostly residential sales and some commercial. I work with a lot of families that are moving to the area, some families that have grown and expanded and need bigger homes and clients are downsizing and going to smaller homes”.
During the Interview Williams shared common mistakes sellers make, explaining, “Sometimes sellers don’t want to update their homes. They don’t necessarily think that that they need to maintain the home as much as they do. The new buyers are looking for the updates; they’re wanting to see neutral paint colors; they’re wanting to see good carpet — possibly stainless steel appliances. They are checking to see that the windows are in good working order and the mechanicals have been well-maintained. Now, for the buyer today, sometimes they are not aware of the area. I think it’s really important to find a realtor that’s familiar with the area such as access to highways, schools and shopping. Sometimes, people are all excited about the house but they don’t do all the research. And I think that’s really important. So, if somebody says ‘Hey, I really like this house’, I kind of want them to think about it a little bit. I always tell them to drive around the neighborhood, figure out how far it is from that house to work, and then really make sure that’s what they want”.
