STUART, FLORIDA – Craig Melby, CCIM, of LeaseSmart was recently interviewed by Tamara “Ask Tami” Patzer for Business Innovators Radio, about how business owners can make better choices in a facility and negotiate the best lease and purchase terms in a commercial real estate transaction. His specialty is Site Selection, Lease Negotiations and Facility Acquisitions: finding facilities for expanding or relocating companies, and negotiating the best terms possible for the Tenant/Buyer.
Melby has been negotiating commercial real estate leases and purchases since 1980. He founded LeaseSmart after hearing from too many non-clients who contacted him after they negotiated their deal-terms, then asked him to look over the lease before signing it.
Melby reflected, “Always, things could have been done much better. Many times important things. So finally, after experiencing the same need again and again, I formed LeaseSmart to assist those business people in need.”
During the Business Innovators Radio interview, Melby explained how commercial real estate leases are negotiable – regardless of what the landlord says – and how a typical business person misses out on key issues that can make or break their business if something were to go wrong.
“The point is, you can make changes to your lease,” said Melby, who details several scenarios that a retail or office space renter might want to consider such as making sure they found the best location, making sure the rental rates and incentives are the best they can be, and making sure they are protected if disaster strikes.
