Debra Hymen, Chicagoland Realtor Reveals Illinois Real Estate Trends On Remarkable Radio WCKG AM/FM Chicago

Chicagoland Realtor, Debra Hymen, was the featured guest on Remarkable Radio WCKG AM/FM Chicago with host Mark Imperial talking about Illinois Real Estate Trends

On a recent episode of Remarkable Radio WCKG AM/FM Chicago with Mark Imperial, Debra Hymen, Chicagoland Realtor, discussed Illinois Real Estate Trends.

According to Hymen, buyers are more experienced today.

Hymen, said “First time homebuyers are a lot more experienced than they used to be in that they have a lot more information. That is a good and a bad thing because they have so much information coming at them right now that they don’t quite know where to start. So, they have a lot of information not only coming from family members who still have a lot of great advice, but they also have a lot of information coming from the electronic age and they think that they know what’s out there. Then, they sit down with one of us and they realize how much they don’t have, so it can be overwhelming”.

When host Mark Imperial asked what big misconception buyers get from the internet, Hymen answered “I would say the areas that they think they can’t afford that they actually can. Very often, when using some of the websites that are out there, the house prices and the values (without having a real estate professional involved) – the numbers are based on a formula and not on somebody necessarily going into the property”.

During the Interview, Hymen shared the first thing she does when working with a client, explaining, “I feel it’s very important to sit down with the first-time buyer in my office or I’ll go to their home. Similar to when you take a listing, I think we need to spend a lot of time with buyers, like we do with listing properties, and explain the process to them; show them all the documents that they may or may not see; disclosures; what the offer to purchase looks like; and explain the process; tell them what may happen with a multiple offer; do they want to even get involved in a multiple offer. There are many people that don’t want to, but they don’t know that until they get there”.

The interview concluded with Hymen saying “Even if you say that you are not emotionally attached to your property, emotions come into play when selling the property. That wonderful shelf that you loved having – that wrap around shelf that went from the dining room to the living room – and you loved it, and you can say it stays with the property and the first thing that buyer who wants to purchase your home asks is ‘does that come off.’ So there’s that emotion, and it may hit you here but you don’t care because you’re not having them over for Thanksgiving and they’re not going to see them again. You just want them to buy your house, so that’s the conversation we have with you. And we say OK let’s try to remove the emotion from the process – and you want to sell your house – and somebody wants to buy the house. And we are able to take that the emotion away and try to focus on what’s at hand. So that, I think that is a big job that that we perform for the seller and the buyer”.
