On a recent episode of Influencers Radio with Jack Mize, Residential Real Estate Expert Rosalyne Chatman discussed how she is helping first-time home sellers navigate the selling process.

Rosalyne has been a real estate agent for 23 years servicing the Maryland, Washington DC, and Virginia areas, where she specializes in educating and assisting first-time home sellers through the selling process, from preparing the home to sell, showings, negotiations, and getting to the closing.

During the interview, Rosalyne shared some things sellers should consider when deciding what level of improvement they need to make as they prepare their home for sale, saying, “You have to think about the current market. You have to ask yourself, ‘Do I need to over-improve to get the value, or should I sell it as is? Is it worth putting money into the house and will I get it back?’ It really does depend on the market. Let’s take, for example, this market right now… Considering supply and demand right now, it’s a seller’s market and you’re going to get more buyers than sellers. So, the buyers are willing to compromise on what they will accept, meaning sellers don’t have to invest as much money in preparation. Now in a regular market, first and foremost, you really want your home to look its best. If you can, make it look like a model home. But if you’re not able to achieve that look, then make it look its best, because a buyer is going to walk into your home and they’re gonna tear it apart. They are already thinking they don’t want to pay the list price for the house. So you want to make it shine, make it show its best, and that way they can see the value.”
